THE masterplan to build around 100 new houses in Chagford has taken a major step forward, with the first planning application for new houses submitted. CG Fry and Son Builders and Blue Cedar Homes have been working on proposals for development on a parcel of land at Bretteville Field and Bellacouch Meadow in Chagford. The area was first identified as having potential for development in the 2009 Chagford Design Statement, prepared by the Chagford community. The plan was formally approved by the Dartmoor National Park Authority earlier this year. A planning application has now been submitted for development of part of the site, with 15 houses for older people at the front of the site facing Lower Street. Public consultation on this application will be during September and October. In November a pre-application consultation for the development on the other part of the site will take place. Blue Cedar Homes has committed to a marketing and sales strategy, that will give local people first refusal during the initial sales period. The developer will carry out some improvements to the access to Bretteville Close. The site will be accessed via Bretteville Close until the adjoining development is in place, then this access will be stopped up. Instead of building affordable housing on site, Blue Cedar will make a contribution to affordable housing on the adjoining site, which will be equivalent to 50% of the total scheme, subject to viability testing. The larger adjoining part of the site will be developed by CG Fry and Son. Blue Cedar will also be making a financial contribution towards elements such as public open space, public toilets and the car park, which are then delivered on the adjoining site.
